Kelly Minor Subdivision & Variance
a large wetland. The surrounding properties are also zoned Agricultural (AG) and are large lots
occupied by single family homes. There is a 5 acre lot and 15 acre lot directly to the south of this
lot.
B. Natural Characteristics of Site
The property has varying topography with floodplain and wetlands on the eastern portion of the
site.
4. LEVEL OF DISCRETION IN DECISION-MAKING:
The City has limited discretion in approving or denying minor subdivision and property line
adjustment applications. Therefore, a variance is required for the
creation of the 5 acre parcel.
The proposed lots will meet the requirements with the 5 acre parcel having a 332 foot width and
the 15 acre parcel having a 989 foot width after the minor subdivision. The 5 acre parcel will
have a lot depth of 607 feet, and the 15 acre parcel will also have a lot depth of 607 feet after the
minor subdivision.
Variance for Lot Size
The applicant is requesting to create a 5 acre parcel, where 10 acres is the minimum lot size
required in the Agricultural (AG) zoning district.
Staff used these standards to review the variance request and finds the following:
