Victor Gardens North Village 71 Addition <br />Page 5 <br />• The plans should clearly identify how the mechanical equipment for the <br />townhomes will be screened. <br />The mailbox locations should be shown on the plans and should be designed to be <br />architecturally compatible with the homes in the development. <br />Staff will continue to work with the applicant in these items and has made them <br />conditions of approval. <br />Setbacks <br />The applicant is requesting flexibility on setbacks. The setbacks approved as part of the <br />original PUD are as follows: <br />Minimum front yard setback from public street) <br />15 feet <br />Minimum setback between buildings <br />20 feet <br />Minimum setback around the perimeter of the site <br />(exterior property lines) <br />30 feet <br />The applicant is proposing the following setbacks: <br />Minimum front yard setback from private street <br />20 feet <br />Minimum setback between buildings <br />10 feet <br />Minimum setback around the perimeter of the site <br />25 feet <br />Minimum setback around the perimeter of the site <br />(Rosemary Way) <br />20 feet <br />Although the applicant is requesting the minimum setback between buildings to be 10 <br />feet, the majority of the buildings are 15 feet apart. There are a few instances where there <br />are 10 feet between buildings. <br />The applicant has a combination of front loaded and side loaded garages. The guidelines <br />discourage garage forward design in an effort to eliminate a garage dominating view <br />from the street. Although the applicant has some garage forward units, they have done a <br />good job eliminating the garage dominating street view by staggering the front setback of <br />each unit and providing side loaded garages. <br />Sidewalks/Trails <br />Sidewalks are provided on both sides of Rosemary Way. In addition, there is a 10 foot <br />trail easement along the western boundary of the plat to accommodate the future trail. <br />The applicant is proposing to build a portion of the trail to Rosemary Way. <br />
