Request for a Site Plan for Lot 2, Block 1, Bald Eagle <br />Industrial Park Sixth Addition. <br />DATE: May 8, 2017 for the Council Meeting of May 15, 2017 <br />ZONING: General Industrial (I-3) <br />LAND USE: Industrial (I) <br />60 -DAY REVIEW DEADLINE: May 16, 2017 <br />1. PLANNING COMMISSION UPDATE <br />At its April 27, 2017 meeting, the Planning Commission considered the site plan request for <br />Western Spring. The contractor of the project spoke to the Planning Commission about the <br />owners' excitement about this project. He requested further feedback from the Planning <br />Commission regarding the proposed screening of the rooftop mechanical units. The Planning <br />Commission liked the site plan and architecture of the building. They directed the applicant to <br />work with City staff to screen the rooftop mechanical units. The Commission recommended <br />approval of the site plan application, subject to the conditions listed in the resolution. <br />Since the April 27, 2017 Planning Commission meeting, the applicant has proposed new <br />architectural elements to be added to the building to help further screen the roof top mechanical <br />units. The applicant has proposed raising the wall height in a select few locations where the <br />mechanical units are proposed to be located. Staff believes these elements will help further <br />screen the rooftop units, however, will still require adequate rooftop mechanical equipment <br />screening within the conditions of approval. Staff will evaluate the proposed screening methods <br />prior to the certificate of occupancy. <br />
