In <br />particular, we have reviewed the following plans related to this particular request: <br />• Final Plat, Grading, Streets, Drainage and Utilities prepared by Westwood Professional <br />Services, dated April 6, 2017. <br />Based on the review of the application materials, we offer the following comments related to this <br />application: <br />Grading Plan <br />1. Label elevations for identified high points <br />2. Shift the storm sewer running through Lots 5 & 6 in Block 2 further to the west and creating one <br />larger rear drainage and utility easement. Minimum storm sewer depth can be 2.5 feet in depth to <br />accommodate this. <br />3. Shift the 917.8 EOF on the west side of Oneka Parkway at —STA 12+20 to the southwest so it <br />stays within the easement. <br />4. Provide Pond Information (HWL, EOF, etc.) for the pond behind Block 3 west of Oneka <br />Parkway. <br />5. Lot 6 Block 2 and Lot 7 Block 3 should be evaluated further and additional information provided <br />to staff on how proposed lot grading and driveway placement fits with the proposed conditions <br />within this development as well as future conditions when the roadway is extended in the future <br />(with only future work in the right-of-way and platted easements). Future roadway extensions <br />may require the alteration of the grading within these two lots. <br />Utilillv Plans <br />1.) Update the hydrant and MH -(24) locations and elevations as well as the street and barricade <br />limits such that they are in agreement with the final grading shown on the south end of Oneka <br />Parkway at the southern limit of the development. <br />2.) Show in the profile of Sheet 3, removing the existing 4' section of PVC from EX.MH-21 and <br />connecting directly to the structure. <br />3.)
