RESOLUTION 2017-15 <br />APPROVING A SITE PLAN FOR A MINISTORAGE FACILITY ON PROPERTY LOCATED <br />NORTH OF 152ND STREET NORTH AND EAST OF TH 61 <br />WHEREAS, Minnesota Built Third Edition, LLC. has requested approval of a site plan to allow <br />construction of seven (7) buildings totaling 21,700 square feet for a ministorage facility on a 3.27 -acre <br />property legally described as follows: <br />See Attachment. <br />WHEREAS, the Planning Commission has reviewed the site plan and recommends approval; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />HUGO, MINNESOTA, that it should and hereby does approve the request by Minnesota Built Third <br />Edition, LLC for a site plan, subject to the following conditions: <br />1. A site plan is approved to allow development of one (1) lot for a ministorage facility, in accordance <br />with the application received by the City on January 20, 2017, and February 23, 2017, March 20, <br />2017, May 11, 2017, and May 15, 2017 except as amended by this resolution. <br />2. The applicant shall comply with all conditions from the City Engineer's memo dated May 17, 2017 <br />and any additional redlined comments. <br />3. Prior to issuance of building permits, the applicant must comply with the following conditions: <br />Signage <br />a. A sign permit is required for all signs. The sign permit application shall be reviewed and <br />approved by City staff prior to installation. <br />Fees <br />a. Park dedication is not required for industrial development. <br />b. The applicant shall pay the City's Stormwater trunk fee. <br />c. All development fees shall be paid. <br />Miscellaneous <br />a. Prior to grading, the applicant shall obtain any necessary permits from FEMA for filling the <br />floodplain. <br />b. The developer shall obtain all necessary local, state, and federal permits. <br />c. A public roadway, utility, and drainage easement shall be granted to the City for the 39 feet of <br />right-of-way adjacent to TH 61 for the MnDOT TH 61 corridor expansion. This shall be <br />reviewed and approved by City staff prior to the recording at Washington County. <br />
