BACKGROUND: <br />The fire hall was constructed in 1998 and the roof and rooftop mechanical equipment have far <br />surpassed their warranties and serviceable life. The City has been ensuring that the proper <br />maintenance has been done to the roof and mechanical equipment, however, service calls have <br />increased and the roof and roof top mechanical equipment should now be replaced. The City has <br />received quotes estimating the cost of such a project and would fund these replacements from <br />monies in the building maintenance fund. The City will also be doing an analysis on the <br />installation of solar panels, including their cost, payback, and structural analysis of the building <br />to support the panels. City staff will continue to keep the Council updated as the project moves <br />forward. The City will be required, through the competitive bidding law, to go through a <br />competitive bidding process as the cost of this project surpasses state statute requirements for <br />competitive bidding. <br />To begin this process, the City must hire a contractor to put together plan sets and bid specs from <br />currently held plans from the 1998 construction of the building. After this, the City will <br />advertise, open, and investigate bids for the project upon Council approval. <br />2. CONCLUSION/RECOMMENDATION: <br />City staff has had conversations with the Fire Department and evaluated the roof and roof top <br />mechanical equipment at the fire hall. Staff finds that the fire hall roof and roof top mechanical <br />equipment should be replaced as they have far surpassed their serviceable life and are nearly 20 <br />years old. Staff recommends approval of the hiring of a contractor to draft plan sets and bid <br />specs for the replacement of the fire hall roof and roof top mechanical equipment. <br />
