Resolution 2017-20 <br />Clearwater Cove 41 Addition Final Plat and Development Agreement <br />8. The landscaping planned for the plat shall be installed in one phase. The developer shall <br />take proper precautions to protect the trees as the homes are being built. <br />9. Each home shall include a minimum of 2 parking spaces within the driveway. The <br />driveway widths shall be a maximum of 24 feet at the right of way line. <br />10. Building Setback for this addition on the PUD are as follows: <br />Minimum Setbacks <br />Front 25 feet <br />Side 7.5 feet <br />Rear 30 feet <br />11. Prior to commencement of any grading: <br />a) The developer shall obtain all necessary local, state, and federal permits. <br />b) The developer shall obtain all necessary stormwater management and wetland <br />conservation act (WCA) permits from the City <br />12. Prior to recording the final plat: <br />a) The grading the drainage and utility easements on Lots 5 and 6, Block 2, and Lot 7, <br />Block 3, shall be revised per the City Engineers memo and "red -lined" comments <br />dated June 15, 2017. <br />b) The stormwater re -use system design shall be reviewed and approved by staff. The <br />stormwater re -use operation and maintenance agreement shall be approved by the <br />City. <br />c) The developer shall submit a street lighting plan for this phase. The plan shall be <br />reviewed and approved by the City <br />d) The developer shall provide copies of the property owners association <br />documents/covenants for City review. A copy of the document shall be filed for <br />recording with the final plat. <br />e) The developer shall enter into a development agreement, shall agree to complete all <br />improvements, and pay all fees as required by the agreement. <br />13. Prior to the issuance of building permits: <br />a) The developer shall file the final plat, development agreement, and associated <br />documents with Washington County. Proof of recording shall be provided to the City. <br />
