i <br /> Parking Lot Design The proposed site plan provides for a total of 199 parking spaces including 54 surface <br /> parking stalls,25 on-site proof of parking stalls, 120 underground parking stalls serving the assisted living <br /> unit. The site is required to provide the following: <br /> • Senior Housing: 1.25 stalls per unit(1 must be enclosed stalls and.25 surface stalls) <br /> • Care Center. 1 surface for every 6 beds,plus 1 space for every 2 employees per shift. <br /> j • A total of 174 parking spaces are required. <br /> Eight(8)of the 54 surface stalls are handicapped surface stalls serving both buildings have been provided <br /> meeting ADA requirements and ordinance requirements.The proposed numbers of parking stalls meets the <br /> intent of the Zoning Ordinance. <br /> Parking stalls are 9 feet x 18 feet in size with head in parking where there is curb and green-space to <br /> compensate for the 2 foot curb overhang otherwise stalls are 9 feet x 20 feet.The required parking lot drive <br /> aisle is 24 feet and the proposed drive aisle is meeting or exceeding the required 24-feet.The parking lot <br /> infrastructure meets required setbacks required by Zoning Ordinance.The parking lot is constructed of <br /> bituminous surface with curbing with properly striping and signage.The proposed parking lot facility meets <br /> the intent of the Zoning Ordinance and the needs of the proposed project. <br /> The proposed number of parking stalls meets the intent of the Zoning Ordinance. <br /> The underground parking area should be revised to handicapped stall requirements. <br /> Site Access <br /> The proposed site includes two(2)ingress/egress points from Forest Road serving both facilities. <br /> TraU and Fire Access <br /> The proposed site plan includes trails throughout the site.The proposed trails are constructed to serve a <br /> duel propose.The proposed trails connect the proposed buildings to each other,the HRA site,and other <br /> trails and development amenities and services within the project area.They are also serving through design <br /> as access to all sides of the building required by the Fire Department. <br /> Screening <br /> All trash dumpster storage areas shall match the materials of the principal building unless the trash <br /> dumpster is stored in the underground parking area. <br /> Landscaping <br /> The Headwaters Master PUD has a Master Landscaping Plan. Individual sites within both the Master PUD <br /> and the Commercial Core Plan require the end user of the site to develop a landscape plan in addition to the <br /> Master plan(s). <br /> The proposed plan between both sites is required to provide 101 trees and 505 under-story <br /> trees/foundation/shrub/perennial plantings.The proposed plan for the site provides for 101 trees and 559 <br /> under-story trees/foundation/shrub/perennial plantings.The plan also includes the installation of an <br /> irrigation system as required by Zoning Ordinance and PUD. <br /> Note: Some existing trees will need to be removed within the building area to allow construction to proceed <br /> as reflected on the grading plan and grading limits. <br />
