Page 4 <br /> prospective sight lines from adjacent public right-of-ways for the roof-top equipment prior to the <br /> issuance of a building permit. <br /> Architecture and building materials <br /> The exterior of the building will be constructed of precast raked concrete panels with two smooth <br /> concrete horizontal bands-that will extend around the building. The City's requirements for <br /> exterior materials and the restrictive covenants for the industrial park allow architecturally <br /> enhanced concrete panels as an acceptable material. Additional smooth concrete accents are <br /> shown below each window sill. The raked panels will be gray toned and the bands and accents <br /> will be white toned. <br /> The proposed elevations indicate additional architectural enhancements to the front of the <br /> building including three outward extending entry canopies, with overhanging cornices that <br /> extends 3 feet above the top of the parapet and 35 windows. The entry canopy will be <br /> constructed with EIFS and painted white and the widow trim will be painted black. The north <br /> side of the building includes a series of windows and smooth concrete accent panels and an <br /> employee entrance. However, the south side of the building, which is oriented towards Fenway <br /> Boulevard Circle, does not indicate any window or architectural elements to break up the face of <br /> the wall besides the concrete accent bands. It is in staffs' opinion that the applicant should do <br /> more to improve the appearance of the south side of the building by adding windows, additional <br /> accent panels and colors, or similar architectural improvements. <br /> Signage <br /> The proposed site plan does not indicate signage, except for a monument sign at the corner of <br /> Fenway Boulevard and Fenway Boulevard Circle. The applicant has indicated to staff the desire <br /> to add externally lit wall signs to the face of the entry canopies. The Staff will continue to work <br /> with the applicant to ensure compliance with the City's sign standards and the development <br /> covenants of the industrial park. <br /> Street access <br /> The proposed site plan indicates two driveway access points on Fenway Boulevard Circle. The <br /> driveway closest to the intersection of Fenway Boulevard and Fenway Boulevard Circle will be <br /> designated as an automobile access and the driveway farthest from the intersection will be <br /> designated for truck access. At the request of the city engineer, the automobile access has been <br /> moved to within 60 feet of the intersection to eliminate the undesirable "S" curve in the drive <br /> isle. The access configuration meets City Ordinance provisions and reasonable access spacing <br /> guidelines. <br /> Ponding and stormwater management <br /> The proposed site plan indicates two infiltration basins on the east side of the site and additional <br /> stormwater treatment and storage is provided downstream of the site within existing regional <br /> 4 <br />
