Page 3 <br /> staff has included a condition in the approving resolution requiring the applicant to construct the <br /> additional 27 parking spaces if parking demand increases or a parking problem arises. <br /> Building Height <br /> The zoning ordinance limits building height to 50 feet. The proposed building is between 33 and <br /> 36 feet high, and complies with the ordinance. <br /> Building Coverage and Lot Coverage <br /> The ordinance limits building coverage to 40% and lot coverage to 80%. The proposed site plan <br /> complies with the coverage requirements. <br /> Lighting <br /> The proposed site plan does not indicate exterior lighting for the building or site. The attached <br /> resolution includes a condition requiring a lighting plan for any exterior lighting prior to the <br /> issuance of a building permit. All lighting will comply with the City's exterior lighting standards <br /> and the restrictive covenants for the park which requires all light fixtures to be shield and contain <br /> full cutoffs in order to direct light away form adjoining properties and public streets. <br /> Landscaping <br /> The applicant has submitted an extensive landscape plan that includes, 1) 18 overstory deciduous <br /> trees of 4 different species, 2) 21 coniferous trees of 2 different species, 3) 18 ornamental trees of <br /> 3 different species, and 4) 210 shrubs of 8 different species. The amount, type, size, and <br /> proposed location of plantings comply with the requirements of the landscape ordinance. The <br /> applicant also intends to preserve a grove of existing trees on the north end of the site and grove <br /> of existing trees on the east end of the site. The proposed landscaping arrangement and the <br /> existing grove of trees on the east end of the site should help to screen the loading area of the <br /> building from the surrounding properties and Fenway Boulevard Circle. Staff will continue to <br /> work with the applicant to ensure that the proposed landscaping adequately provides year round <br /> screening of the loading area. <br /> Screening <br /> The proposed building will not include any exterior storage except for the overnight parking of <br /> commercial vehicles to the rear of the building. The trash and recycling receptacles will be <br /> enclosed in a permanent structure constructed of the same building materials and matching colors <br /> as the principle building. The applicant has indicated that there will be some roof-top <br /> mechanical units on the building. The comprehensive land use regulations and the restrictive <br /> covenants for the park require the screening of all mounted mechanical equipment from <br /> surrounding uses and public right-of-ways. The parapet walls should be utilized to completely <br /> screen roof top units or a treatment compatible to the building architecture. The attached <br /> resolution includes a condition requiring the applicant to provide a screening plan including <br /> 3 <br />
