• The southeast corner of the study area (Figure 2) was rezoned Planned Unit <br />Development and has developed with a senior housing complex. <br />The City's Comprehensive Plan was updated to reflect the land uses outlined in Option <br />C of the original AUAR. All of the developments that have been approved are within <br />the thresholds of Option C and the City's Comprehensive Plan. <br />III. Areas Remaining to be Developed <br />Of the 1,500 total acres, there are approximately 925 acres remaining in the study area <br />that have not been approved for development. These areas are shown in Figure 2 and <br />discussed below: <br />Area A: This area includes the existing large lot residential uses located on the <br />western edge of the study area. This area is anticipated to remain as it is in its current <br />condition, in conformance with the 2002 AUAR. This area has also been excluded from <br />the MUSA area in the Comprehensive Plan. <br />Area B: This area includes the Post Office and the Flay Avenue wetland complex. It is <br />guided for medium -density residential. Much of this area is currently wetland and is <br />not developable. Any development proposed in this area would be limited to upland <br />areas. This is in conformance with the 2002 AUAR. <br />Area C: This area is currently guided for both commercial and mixed-use residential/ <br />commercial uses located adjacent to the north side of CSAH 8/Frenchman Road. Oneka <br />Parkway starts in this area as the main north -south collector. Wagner's Greenhouse is <br />located within this area. A health facility and daycare have been constructed in this <br />area. These developments are in conformance with the 2002 AUAR. <br />Area D: This area includes agricultural and large lot residential properties located <br />along the northern edge of the study area. Much of this area is guided for medium- and <br />low-density residential with an area of Industrial use in the northeast corner and has <br />not yet developed. The Prairie Village development has been fully developed since the <br />2012 AUAR Update. <br />Timeline: The 2002 AUAR anticipated development of this area occurring between <br />2002 - 2012. As indicated, approximately 38% of the study area has been developed. <br />The remaining area could develop between five and 10 years dependent on market <br />conditions. <br />IV. Update to the Environmental Review <br />The DNR Natural Heritage Database information was updated for this AUAR Update. <br />This DNR correspondence is included in Appendix B.
