14. Prior to recording the final plat: <br />a) The plans shall be revised to include the following: <br />a. Include the two Premier Bank properties to the north, as shown in the approved <br />preliminary plat, in to the final plat. <br />b. Include the right-of-way for the roundabout design at 130th Street and Flay Road. <br />c. Drainage and utility easement shall be placed over all of the proposed Outlots. <br />b) The developer shall provide one-third ($521,840.00) of the construction cost in <br />escrow money to the City or other payment , method approved by the City for the <br />improvements to 130th Street per the cost sharing agreement. <br />c) The developer must obtain all necessary stormwater management and wetland <br />conservation act_(WCA) permits from the City. <br />d) The developer shall bay$ 91,368.00 in full to satisfy the required cash in lieu of <br />parkland dedication requirement. <br />e) The developer shall 'pay the sewer and water trunk fees for each lot at final plat. The <br />City's SAC and WAC fees will be paid at the time building permits issued. <br />f) The developer shall obtain approval from Xcel Energy on the crossing of the <br />powerline easement. <br />g) The developer shall obtain approval from Koch on the crossing of the gas line <br />easement. <br />h) The applicant shall provide copies of the property owners association <br />documents/covenants for City review and approval. A copy of the document shall be <br />filed for recording with the final plat. <br />Adelaide Landing <br />19 <br />
