i) The developer shall enter into a development agreement, shall agree to complete all <br />improvements, and pay all fees as required by the agreement. <br />Landscaping and Lighting <br />j) The landscape plan shall be revised to: <br />a. Remove the cottonwood and sugar maple treesfrom the plan and replace with a <br />different tree species. <br />b. Show landscaping with the roundabout on 130'h Street. <br />k) The final landscape plans must be submitted fog- review and approval by staff. <br />1) Outlot D shall be widened to allow for an adequate landscape buffer behind lots 6, 7, <br />8, 9, Block 7. <br />Signage <br />m) Final design of the entrance signage `for the development shall be reviewed and <br />approved by staff. <br />n) An encroachment agreement shall be reviewed and approved the use of Outlot D for <br />the location of the signage. <br />o) The developer shall enter into an agreement for access and maintenance of the <br />landscaping and, signage with in Outlots A, B, C, and D. <br />p) The property owners association shall be responsible for maintenance of all <br />development signage and landscaping within the outlots, common space, and the <br />130'' Street roundabout. <br />Adelaide Landing <br />20 <br />
