RESOLUTION 2017-37 <br />APPROVING A FINAL PLAT AND DEVLEOPMENT AGREEMENT FOR OP5 <br />ADELAIDE, LLC FOR ADELAIDE LANDING <br />WHEREAS, OP5 Adelaide, LLC, has requested approval of a final plat for the property legally <br />described as follows: <br />(See Attached) <br />WHEREAS, the Planning Commission has reviewed the preliminary plat and PUD at a duly <br />called public hearing and recommended approval of the preliminary plat and PUD; and <br />WHEREAS, the City Council approved the preliminary plat and PUD at its meeting on May 1, <br />2017. <br />NOW, THEREFORE, BE IT HEREBY RESOVLED BY THE CITY COUNCIL OF THE CITY <br />OF HUGO, MINNESOTA, that it should and hereby does approve the request by OP5 Adelaide, <br />LLC, for a final plat, subject to the following conditions: <br />1. The final plat is approved to allow the creation of 81 single family lots and 6 outlots, in <br />accordance with the plans and application received by the City on July 20, 2017, July 21, <br />2017, August 1, 2017, August 15, 2017, August 17, 2017, August 23, 2017, September <br />22, 2017, and October 2, 2017 except as amended by this resolution. <br />2. The development shall substantially comply with all plans and conditions of the PUD and <br />preliminary plat approval granted by the City on May 1, 2017. <br />3. Development standards shall comply with Resolution 2017-10 and 2017-11, as amended. <br />4. The developer shall comply with all conditions outlined in the City Engineer's memo <br />dated September 27, 2017, and revisions required in "redlined" comments from the City <br />Engineer. <br />5. Outlot use and ownership: <br />a) Outlot A is proposed for stormwater management, wetland, and future development, <br />including a portion of a City park, and will retain the current ownership (OP5 <br />Adelaide, LLC). The outlot is unbuildable until a plan and new plat have been <br />approved by the City. <br />b) Outlot B is proposed for stormwater management, wetland, and future development, <br />including a portion of a City park, and will retain the current ownership (Premier <br />Bank). The outlot is unbuildable until a plan and new plat have been approved by the <br />City. <br />
