Resolution 2017-37 <br />Adelaide Landing Final Plat and Development Agreement <br />c) Outlot C is proposed for stromwater management, and shall be deeded to the City at <br />the time the plat is recorded. <br />d) Outlot D is proposed for stormwater mangement, and shall be deeded to the City at <br />the time the plat is recorded. <br />e) Outlot E is a wetland, and shall be deeded to the City at the time the plat is recorded. <br />f) Outlot F is proposed for future development and will retain the current ownership <br />(OP5 Adelaide, LLC). The outlot is unbuildable until a plan and new plat have been <br />approved by the City. <br />6. The developer shall design and install a stormwater re -use system for irrigation of the <br />individual lots. <br />7. The developer shall establish a property owners association for the development to <br />own/operate/maintain common elements, landscaping, and the water re -use system. The <br />property owners association documents shall be reviewed and approved by staff prior to <br />recording the plat. <br />8. The plat shall comply with the City's street naming system. <br />9. The landscaping planned for the plat shall be installed in one phase. The developer shall <br />take proper precautions to protect the trees as the homes are being built. <br />10. Each home shall include a minimum of 2 parking spaces within the driveway. The <br />driveway widths shall be a maximum of 24 feet at the right of way line. <br />11. Staff will continue to work with the applicant on the street lighting plan. Exact locations <br />of the street lights shall be reviewed and approved by staff prior to installation. <br />12. The lowest floor elevations shall be revised to comply with Section 90-138. The applicant <br />shall provide all minimum floor elevations for all lots to ensure compliance with City <br />requirements. <br />13. The developer shall obtain all necessary local, state, and federal permits. <br />14. Prior to recording the final plat: <br />a) The developer shall provide one-third ($521,840.00) of the construction cost in <br />escrow money to the City or other payment method approved by the City for the <br />improvements to 130th Street per the cost sharing agreement. <br />b) The developer must obtain all necessary stormwater management and wetland <br />conservation act (WCA) permits from the City. <br />
