CUP Request for 5611 152nd Street North, Unit 3. <br />DATE: October 27, 2017 for the City Council Meeting of November 6, 2017 <br />ZONING: General Industrial (I-3) <br />LAND USE: Industrial (IND) <br />REVIEW DEADLINE: December 28, 2017 (Extended) <br />1. PLANNING COMMISSION UPDATE: <br />At its October 12, 2017, meeting the Planning Commission held a public hearing and considered <br />the conditional use permit (CUP) request of Kevin Muramatsu. The Planning Commission <br />considered the request while evaluating CUP standards and was comfortable with the applicant's <br />request. No one spoke during the public hearing. The Planning Commission recommended <br />approval of the CUP request for Kevin Muramatsu for property located at 5611 152nd St. N. Unit <br />#3, with the conditions listed in the attached resolution. <br />2. DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a conditional use permit (CUP) for retail space as a <br />supplementary use to the gunsmithing facility located at 5611 152nd Street North. <br />3. BACKGROUND: <br />The property is within the Peloquin Industrial Park and currently has four units within an <br />approximately 6,500 square foot building. Village Pine Custom Gunsmithing plans to take over <br />the unit that once held Jim's Motorcycle Shop, which is a 2,000 square foot facility. In addition <br />to the gunsmithing work, a permitted use within the General Industrial (I-3) zoning district, the <br />applicant would like to utilize 25% of the floor area for retail sales of products. This request <br />requires approval of a conditional use permit (CUP). <br />
