PLANNING COMMISSION UPDATE: <br />At its October 26, 2017, meeting the Planning Commission reviewed and provided comments on <br />the concept plan. <br />The Commission asked for a better understanding of the items the developer would be proposing <br />to give back to the City in return for PUD flexibility. The developer stated that the preliminary <br />plat stage will further show those requests, however did discuss some of the proposed trail <br />connections, exceeding the City's landscape requirements, and potential park improvements. <br />The Commission expressed some general concerns for the park and trails. There was a concern <br />for connections to the park for the residents living in the western quadrant of the development, a <br />request for an addition of a trail loop within the northern portion of the park property, a concern <br />for the wetlands within the area shown for ballfields, and a concern for the amount of parking <br />spaces and parking layout. <br />The Commission had concerns about the small amount of villa homes in the southeast corner of <br />the development since they are far removed from the western portion of the development, <br />however did discuss the land use of the adjacent parcel and how those units may make sense as <br />development occurs. The Commission wanted to ensure a proper buffer from the villa products <br />and the park if the layout of the development remains. <br />The Commission strongly encouraged stormwater re -use for irrigation be incorporated into the <br />development. The developer stated they would evaluate using stormwater reuse throughout the <br />entire development. <br />The Commission recognized the difficulties with developing the property and was generally <br />comfortable with a PUD request for the development, but requested the developer to continue to <br />
