ANALYSIS: <br />Section 90-339 of the City's Comprehensive Land Use Regulations state that, "Where adjacent <br />property owners desire to adjust their mutual lot line without creating a new parcel or lot of <br />record, they may request a property line adjustment." Subd. (2) of this section further states that, <br />"Where the adjustment of the property line between two properties retains or causes both <br />properties to be in conformance with the City's Comprehensive Land Use Regulation, the Zoning <br />Administrator shall provide the application to the City Council for administrative review and <br />consideration." <br />Findings <br />Sunset Lake Ridge Final Plat was approved in 1994 for 10 lots, all approximately 5 acres in size. <br />Staff finds that the relocation of the common property line will not drastically alter the plat, as <br />the properties will remain the same size and structures on parcel 1 will be in compliance with <br />required setbacks. <br />4. RECOMMENDATION: <br />Staff recommends approval of the resolution approving a property line adjustment for Mark <br />Frampton, subject to the conditions listed in the resolution. <br />Attachments: <br />1.
