Zoning District Overview <br />Zoning is the City's primary tool for implementing planning policies. <br />Zoning consists of an official map that divides the community into a <br />series of zoning districts and includes supporting ordinance text that <br />describes the regulations for the use of the land within these districts <br />including the permitted uses, lot sizes, setbacks, density standards, <br />design standards, etc. <br />Long -Term Agricultural District <br />The purpose of the Long -Term Agricultural district (LA) is to allow <br />agricultural property to be included in the State of Minnesota's <br />Agricultural Preserve Program. This area may be used for permitted <br />agricultural activities and single family farmsteads at a density of 1 unit <br />per 40 acres. The minimum lot size in the LA district and for inclusion <br />in the Agricultural Preserve Program is 40 acres. This area is not <br />intended for urban densities or services. <br />Agricultural District <br />The purpose of the Agricultural district (AG) is to provide an area for <br />the use of land for commercial agriculture purposes. Single family <br />detached homes served by private well and septic systems at a <br />density of 1 unit per 10 acres are also permitted. This area is not <br />intended for urban densities or services. The minimum lot size in the <br />AG district is 10 acres. <br />HL#r 2040 COMPREHENSIVE PLAN UPDATE <br />Rural Residential District <br />The purpose of the Rural Residential district (RR) is to provide a <br />location for single-family detached housing on parcels of land served <br />by private well and septic systems at a density of 1 unit per 10 gross <br />acres. Continued use of the land for agricultural purposes is also <br />permitted. The minimum lot size in the RR district is 10 acres. <br />Large Lot Single Family Residential District <br />The purpose of the Large Lot Single Family Residential District <br />(R-1) is to maintain and preserve existing larger lot single-family <br />neighborhoods at a density of 1 unit per 1 acre. It is not the City's <br />intention to further expand the land area identified within this district. <br />These areas are served by or are intended to be served by municipal <br />utilities when these services become available. The minimum lot size <br />in the R-1 district is 1 acre. <br />Single Family Detached Residential District <br />The purpose of the Single Family Detached Residential District (R- <br />3) is to provide for new single-family neighborhoods with a lot size <br />that is smaller than the city's traditional single-family lot as well as <br />directly related, complementary uses. This zoning district is intended <br />to be the primary single-family zoning district for future residential <br />developments.
