Low Density Residential (LDR) <br />The Low Density residential designation identifies residential land <br />uses developed between 2 units per net acre and 4 units per net acre. <br />These areas are served or are intended to be served by urban services <br />including sewer and water. The primary use in this area is single-family <br />detached homes and some two-family homes. <br />The Low Density Residential classification identifies the City's lowest <br />density neighborhoods of new single-family detached homes and <br />two-family homes, and directly related complementary uses, such as <br />churches, schools and recreational facilities. <br />Lot sizes in areas guided low density will reflect the City's Housing <br />Plan goal to develop new homes at a minimum of two units per acre, <br />as well as to make reasonable use of the City's investment in public <br />utilities and the limited supply of available land within the urban service <br />area. <br />2040 COMPREHENSIVE PLAN UPDATE <br />DRAFT Dec14-17 <br />for review only <br />Minimum Density: 2 units per net acre <br />Maximum Density: 3 units per net acre (up to 4 units per net acre with a PUD) <br />Up to 1 additional unit per net acre may be allowed if the PUD criteria are met. The PUD criteria <br />Density Bonus: anticipates higher quality design and more sensitive development than would otherwise be required <br />under standard zoning. <br />City Utilities: Required for all new development <br />• Single-family detached dwellings <br />• Two-family dwellings <br />• Townhomes <br />Types of Development: • Churches <br />• Schools <br />• Private or public parks, trails or open space <br />• Senior Housing <br />• Direct access to local streets <br />• Adjacent to local street or minor collector streets <br />• Neighborhood parks or school parks within '/z mile walking distance of the neighborhood <br />Development Location Criteria: • Developments should provide connections to Greenway where feasible <br />• Defined trail/sidewalk system that connects the neighborhood to other services and facilities, <br />including parks, schools, churches and neighborhood shopping areas <br />• Areas where transitions from higher intensity uses can be provided <br />DRAFT Dec14-17 <br />for review only <br />LAND USE 61 <br />
