Medium Density Residential (MDR) <br />The Medium Density residential designation identifies residential <br />land uses developed between 3 units per net acre and 8 units per <br />net acre. These areas are served or are intended to be served by <br />urban services including sewer and water. The primary uses in this <br />designation will be a mix of housing such as single-family residential, <br />twin homes, town homes, and row homes. This designation provides <br />a transition area between single-family uses and the commercial and <br />retail uses along the main corridors. <br />Medium Density Residential identifies areas for single and two-family <br />homes and townhomes and directly related complementary uses, such <br />as churches, schools and recreational facilities. The primary intent <br />behind the Medium Density designation is to respond to a need for <br />smaller homes on smaller lots. The City needs to offer the opportunity <br />for this type of housing which expands opportunities for families <br />seeking more affordable single-family home living and responds <br />to changing demographics. As the population ages, there will be a <br />growing need for smaller homes for empty nesters and for smaller <br />families. <br />Medium Density offers the opportunity for townhomes, which <br />provide additional life cycle housing opportunities. Townhomes in <br />neighborhoods offer residents a housing option with less maintenance <br />than a typical single-family home, but located in a familiar residential <br />dwelling. Because of the importance of preserving natural resources <br />and amenities, the City may allow a density up to eight units per acre <br />when a developer preserves a significant natural resource. The City <br />will evaluate requests on a case by case basis where a developer can <br />demonstrate that a greater density of attached housing could preserve <br />a significant natural resource that would be lost through development <br />at a lower density. <br />2040 COMPREHENSIVE PLAN UPDATE <br />DRAFT Dec14-17 <br />for review only <br />Minimum Density: <br />3 units per net acre <br />Maximum Density: <br />6 units per net acre (up to 8 units per net acre with a PUD) <br />Up to 2 additional units per net acre may be allowed if the PUD criteria are met.
