Final Plat, Text Amendment, Site Plan, and Conditional <br />Use Permits, for a campus development with exterior storage located at 13676 <br />Fenway Boulevard North. <br />DATE: May 2, 2018, for the City Council Meeting of May 7, 2018 <br />ZONING: Business Park (BP) <br />60-DAY REVIEW DEADLINE: Site Plan — June 9, 2018 (60-days) <br />CUP's — July 11, 2018 (120-days) <br />1. PLANNING COMMISSION MEETING UPDATE: <br />At its April 26, 2018, meeting the Planning Commission held a public hearing and considered <br />the request. There were two residents that spoke at the public hearing. They had concerns about <br />additional traffic on 10h Street, lighting, and the noise that could come from the new buildings. <br />The applicant talked about the expansion having 50 employees on each shift and the truck traffic <br />that will be associated with the business. Staff explained that the lighting will need to meet <br />ordinance standards and staff will continue to work with the applicant on the plan. The Planning <br />Commission asked questions about screening of the exterior storage and location of large scrap <br />containers and recommended adding more evergreen trees. The Commission also asked about <br />cross traffic between the businesses. The applicant stated that they will revise the landscape plan <br />to ensure screening and the large containers will be west of the large manifesting building. The <br />applicant also stated that there will be little cross traffic, but they will receive the raw lumber <br />material by rail and will need to cross Fenway Boulevard. <br />The Planning Commission agreed that the plans were generally good. The Commission <br />unanimously recommended approval of the site plan, CUP, and text amendment. <br />2. DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a final plat that would have one lot and an outlot. The <br />staff has been discussing with the applicant the possibility of the outlot, west of the development <br />
