Schwieters Final Plat, Text Amendment, Site Plan and CUP's <br />Page 4 <br />C. Site Plan <br />The application complies with the ordinance standards as follows: <br />Building Setbacks <br />The BP zoning district requires a 30-foot front and rear yard setback and a side yard setback <br />equal to the height of the building, in no case less than 10 feet. The site plan complies with the <br />setback requirements. <br />Building Height <br />The BP zoning district has a maximum building height of 50 feet. The building height will be <br />approximately 30 feet. The site plan complies with the height requirements. <br />Building Coverage and Lot Coverage <br />The ordinance limits lot area to be covered by a building to 40% and lot area to be covered by <br />impervious surface to 80%. The site plan complies with the coverage requirements. <br />Landscaping <br />Section 90-181 of the Zoning Ordinance provides landscaping requirements for industrial <br />development. The site plan includes tree and shrub locations and species. <br />The ordinance provides two ways of calculating the required amount of trees and shrubs. One <br />based on the square footage of the building and one based on the perimeter of the site, whichever <br />is greater. In this case staff used the perimeter of the site. In order to meet the landscape <br />requirements, 72 overstory deciduous trees, 72 coniferous trees, 72 ornamental trees, and 480 <br />shrubs are required to be installed. If the trees are installed, this would meet the ordinance <br />requirement for the entire campus development. <br />The applicant is proposing 58 overstory deciduous trees, 46 coniferous trees, 8 ornamental trees, <br />497 shrubs, and 114 perennials/grasses. The applicant has stated that they would like to use some <br />existing trees to count towards the landscape requirements. Staff has not received information on <br />how this would be applied to the site or if any substitutions are required for type of trees. Staff is <br />comfortable with counting the existing trees and landscape planting substitutions, provided it <br />meets the intent of the landscape ordinance. <br />The full build out includes buildings in locations that will help screen the exterior storage. The <br />applicant is showing shrubs to be used to screen the exterior storage temporarily until the <br />buildings are constructed. Staff included a condition in the attached resolution that required the <br />applicant to submit a revised landscape plan to replace the shrubs, which are proposed to screen <br />the exterior storage, with coniferous (evergreen) trees. <br />Staff included a condition in the attached resolution that requires the applicant to submit a <br />revised landscape plan demonstrating compliance with the City's landscape ordinance or provide <br />
