Resolution 2018-7 <br />Adelaide Landing 2nd Final Plat and Development Agreement <br />g) The applicant shall provide copies of the property owners association <br />documents/covenants for City review and approval. A copy of the document shall be <br />filed for recording with the final plat. <br />h) The developer shall enter into a development agreement, shall agree to complete all <br />improvements, and pay all fees as required by the agreement. <br />i) The street names shall be included on all sheets of the final plat. <br />j) The grading plan shall be revised to exclude grading that is shown along the eastern <br />portion of the plat. Additional information is required for that are in regards to <br />ensuring that no additional drainage goes onto neighboring property. <br />Landscaping and Lighting <br />k) The final landscape plans must be submitted for review and approval by staff. <br />Signage <br />1) Final design of the entrance signage for the development shall be reviewed and <br />approved by staff. <br />m) The property owners association shall be responsible for maintenance of all <br />development signage and landscaping within the outlots, common space, and the <br />130'h Street roundabout. <br />Streets/Access <br />n) The street sections shall be revised to meet City specifications. <br />14. Prior to the issuance of building permits: <br />a) The applicant shall file the final plat, development agreement and associated <br />documents with Washington County. Proof of recording shall be provided to the City. <br />b) The applicant shall submit three full sets of approved final plans to the City. <br />c) If a sales trailer is located in the property, a site plan and building elevations shall be <br />submitted for City review and approval. <br />15. Prior to the issuance of Certificate of Occupancy: <br />a) Park improvements: <br />i. Grading and seeding within the City owned outlot (Oulot A, County <br />Ponds) and the area south of the powerline easement. This shall be <br />completed by and paid for by the developer. <br />
