PROJECT OVERVIEW <br />CPDC-Pratt-Oakwood LLC has owned this 117.5 acre parcel consisting of agricultural land, woods, and wetlands <br />since 2003. The western two-thirds consist of cropland on a high ground. The eastern one-third contains a <br />complex of high quality sedge meadow (Type 2) and shallow marsh (Type 3) wetland plant communities. <br />Through the years the owners had considered various options to develop the property. The eastern one-third <br />had been considered for a wetland bank, baseball field, and single family home sites. The western two-thirds <br />had always been considered for single family residential. <br />The City of Hugo, located 15 miles north of the Twin Cities metro area, underwent rapid development from the <br />mid-90' until 2007, when the worst recession the Country had seen for 80 years occurred. Since that time, the <br />housing market has returned. Presently, there is pent-up demand for housing by individuals and families who've <br />had to delay buying a home for the past decade. The site is located in the north side of Hugo, north of the <br />terminus of Oneka Parkway North (See Site Locator Map). The developer plans to construct 176 single-family <br />lots (141 single family and 35 villa homes) in four phases. Oneka Parkway North will be extended to join with <br />1651h Street North. Current plans for the eastern third of the site call for dedicated to the City of Hugo for <br />preservation and a passive trail system.
