The Preserve on Sunset Lake- Sketch Plan <br />Page 4 <br />Density <br />The proposed development would have an overall density of 1 units per 10.38 acres, but the final <br />calculation must be provided by the applicant with the preliminary plat. The City's <br />Comprehensive Plan allows up to 1 unit per 10 acres with a PUD in the RR zoning district. <br />Setbacks <br />Building pad sites have not been shown on the plans. The proposed setbacks shall comply, or <br />exceed, the RR zoning district requirements: <br />Front: 40 feet <br />Side: 20 feet <br />Rear: 50 feet <br />Homeowners' Association <br />A homeowners' association (HOA) should be established in order to permanently manage and <br />maintain the open space proposed as Outlot A. The open space is proposed to be owned and <br />maintained by the HOA. At this time, the applicant has not shared with staff a detailed plan <br />outlining the structure of the HOA and how the open space would be maintained. The HOA <br />documents including bylaws, deed restrictions, covenants and proposed easements will be <br />reviewed at the time of preliminary plat. <br />Building Materials/Design <br />The applicant has provided an example of what types of homes would be built on the lots and a <br />draft of the architectural guidelines. The guidelines includes items about home orientation, <br />architectural features, and accessory buildings. The guidelines provided to demonstrate the desire <br />for quality construction. <br />If the applicant wants to use this as a criteria for a PUD, the guiltiness would need to be drafted <br />in form of covenants on the property. These items would need to be reviewed as part of the <br />preliminary plat application. <br />Wetlands <br />The site contains approximately 15 acres of high quality wetlands that are part of the preserved <br />open space. There are additional small wetland pockets located along the northeast of the site <br />located along Sunset Lake. The wetlands were delineated within the site and the Technical <br />Evaluation Panel (TEP) approved the delineation in 2005. With a preliminary plat, the applicant <br />will need to update the wetland delineation with the TEP since it has been over five years since <br />the approval. The applicant will need to work with the TEP and the City Water Resources <br />Engineer as the project moves forward to obtain any necessary permit(s) if wetland impact or <br />mitigation is proposed with the development. <br />
