The Preserve on Sunset Lake- Sketch Plan <br />Page 5 <br />Floodplain <br />A portion of the property is located within the floodplain district. The floodplain is located <br />entirely in the open space and is classified as Zone A special flood hazard area by FEMA. Zone <br />A floodplains do not have an established base flood elevation. No improvements are shown in <br />this area. <br />Shoreland <br />The adjacent Sunset Lake is a DNR protected water body. The shoreland overlay boundary <br />extends 1,000 feet from the ordinary high water level of the lake. There are some lots along the <br />east side of the proposed road that are within the boundary. The minimum lot size is 40,000 <br />square feet and minimum lot width is 150 feet in the shoreland district. The proposed single <br />family homes must not exceed 25 feet in height. The proposed lot dimensions comply with all <br />shoreland district requirements, with the lot width measured at the front setback line. <br />Grading/Drainage <br />The applicant is proposing to utilize swales, culverts and ponding for stormwater management. <br />The applicant is showing a stormwater pond between Lots 1 and 2, Block 1. There were no <br />drainage calculations to show if the pond would meet City requirements for storm water <br />management. The applicant will need to work with the City Engineer on their stormwater <br />management plan for the development. The applicant will need to meet all City stormwater <br />management requirements, including appropriate storage, rate control, treatment, and volume <br />reduction. <br />With a preliminary plat, the applicant will be required to submit a grading plan for the <br />development. The applicant will need to show that each building pad will meet the low floor <br />separation requirements from the ground water elevation and the floodplain elevation. <br />Water and Sewer Systems <br />Municipal water and sewer are not currently available to the site and are not planned to be <br />provided in the near future. The applicant is proposing to have on -site wells and septic systems <br />for each lot. The locations of the septic systems will be reviewed and approved by Washington <br />County. The applicant will need to show the locations and approvals with the preliminary plat. <br />Streets/Access <br />The applicant is proposing a public roadway access directly across from Hilo Avenue to the <br />north. The roadway will be a cul-de-sac with a majority of the lots accessing off of the proposed <br />roadway. There is an existing homestead along Illies Avenue (CSAH 7) that will continue to <br />have access off of the County Road. The applicant is proposing the Lot 4, Block 1, to have <br />driveway access onto 125th Street. The driveway shall be directly across from Homestead <br />
