Washington
County
June 13, 2018
Rachel Juba
Community Development Director
City of Hugo
14669 Fitzgerald Avenue North
Hugo, MN 55038
RE: The Preserve on Sunset Lake
Dear Rachel:
Public Works Department
Donald J. Theisen, P.E.
Director
Wayne H. Sandberg, P.E.
Deputy Director/County Engineer
We have reviewed the concept plan of The Preserve on Sunset Lake which is a 12 lot
subdivision on 125 acres of land with access to 125th Street. The proposed local street ends at a
cul-de sac at Blk 2, Lot 8. Washington County would allow the street to extend to County State
Aid Highway (CSAH) 7/12511 Street North and align with Honeye Avenue. A Washington
County access permit would be required for access to CSAH 7/125t" Street North. No center
left- turn lane will be required, however a right -turn lane on CSAH 7 will be necessary. Plan
details will be required as part of the access permit application.
There is a box culvert located at the intersection of 1251 Street North and CSAH 7 near the
wetland. Please locate the culvert and identify it on the preliminary plat to verify that it is outside
the plat.
Please consider any feasibility of including future access to the "Exception" parcel as well as the
parcel to the southwest to the new local street.
Thanks again.
Regards
Ann Pung-Terwedo
Senior Planner
Cc: Carol Hanson, Right -of -Way Specialist
11660 Myeron Road North, Stillwater, Minnesota 55082-9573
Phone: 651-430-4300 • Fax: 651-430-4350 • TTY: 651-430-6246
www.co.washington.mn.us
Equal Employment Opportunity / Affirmative Action
