Lowest building opening must be 3 feet above the 100-year HWL of the existing wetlands <br />and/or stormwater BMP's, 3 feet above the highest known groundwater elevation and 4 <br />feet above the flood plain. <br />d. An easement must be established over stormwater management facilities, stormwater <br />conveyances, ponds, wetlands, on -site floodplain up to the 100-year flood elevation. <br />e. Any offsite drainage must be included in the submitted drainage maps and models. <br />Transportation <br />Access Locations: The proposed public roadway access location is appropriately aligned with the access <br />point located directly across from Hilo Avenue. The private driveway access to Lot 4, Block 1 should align <br />with Homestead Avenue North. <br />2. Trail location/crossing: The applicant is currently showing a trail being constructed with access to Outlot <br />B and C located on Sunset Lake. A detailed sight distance analysis will need to be performed by the <br />applicants engineer to identify a safe crossing location for pedestrians. <br />Sanitary Sewer and Water Service <br />1. Sewer and Water: The property is not located in the MUSA.
