RESOLUTION 2018-20 <br />APPROVING A SITE PLAN TGK AUTOMOTIVE ON PROPERTY LOCATED <br />AT 13891 FOREST BOULEVARD NORTH <br />WHEREAS, TGK Automotive, has requested approval of a site plan for an <br />approximately 11,270 square foot building and is legally described as follows: <br />See Attached <br />WHEREAS, the Planning Commission has reviewed said site plan and recommends <br />approval. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve site plan <br />for TGK Automotive, under the following conditions: <br />1. A site plan is approved in accordance with the plans submitted on June 1, 2018, <br />and June 25, 2018, except as amended by this resolution. <br />2. Prior to the installation of any signs, the applicant shall obtain a sign permit. <br />3. Any expansions of the building will require review and approval by the Planning <br />Commission and City Council. <br />Prior to the issuance of a building permit: <br />1. All items on the Engineer's memo and "red -line" detailed engineering comments that <br />have been sent directly to the applicant's engineer dated June 25, 2018, shall be <br />addressed. <br />1. All items in the MnDOT comment letter shall be addressed. <br />2. An easement shall be dedicated for right of way for the future expansion of TH <br />61. <br />Architecture/Building Material <br />4. The applicant shall provide a material sample in the proposed color for the E.I.F.S <br />proposed for review and approval by staff. <br />5. The applicant shall provide details for the glass for review and approval by staff. <br />6. The elevations shall be revised to include a stone sill, or comparable material, <br />between the split -face block and EFIS to provide a transition between the <br />different materials. <br />
