The applicant shall continue to work with staff on revisions to the landscape plan. <br />The applicant shall provide a landscape buffer between the site and the residential <br />use to the east. The final design shall be reviewed and approved by staff. <br />Streets and Access <br />9. An access easement shall be dedicated across the property for the benefit of <br />adjoining properties to the north and south. The easement language is subject to <br />review and approval of staff. <br />Miscellaneous <br />10. The grading plan shall be revised to move the grading along the east property line <br />further to the west to ensure the existing trees on the adjacent property to the east <br />will survive. <br />11. The site shall not be used as a tow lot. <br />12. The site shall not have vehicles stored on the property, except for overnight <br />parking for client cars to be repaired. <br />13. The applicant shall continue to work with City staff on the lighting plan and type <br />of lighting fixtures. <br />Prior to issuance of a Certificate of Occupancy: <br />14. Landscaping shall be fully installed per approved landscape plan. <br />15. All roof top mechanical equipment must be screened from view of adjacent <br />properties. Staff shall perform an inspection when equipment is installed to ensure <br />compliance with City code. <br />16. Drainage and utility easements shall be dedicated to the City over the stormwater <br />management facilities. <br />17. The applicant will be responsible for maintaining stormwater facilities and <br />vegetation proposed as a part of the project. A maintenance agreement between <br />the City and the applicant shall be reviewed and approved by the City then <br />recorded against the property. <br />
