Page 6 <br />The 2030 Comprehensive Plan shows the land use being Low Density Residential (LD) for the <br />western 80 areas and Medium Density Residential (MD) for the eastern 40 acres. The eastern 40 <br />acres has approximately 22 acres of wetlands throughout the area, making it hard to develop into <br />a residential development. The area is shown as a portion of the greenway corridor per the <br />Everton Avenue Alternative Urban Areawide Review (AUAR) completed for a large area from <br />CSAH 8 to 165th Street, west of TH 61, by the City in 2001. This area was determined to have <br />significant natural resources that should be preserved and be considered to be obtained for park <br />dedication satisfaction. The park dedication, plus additional land, is proposed by the developer. <br />The rezoning/PUD is consistent with the Comprehensive Plan in terms of land use and density. It <br />is in staff s opinion that the Oneka Place PUD general plan has offered a creative and efficient <br />method to planning the site, all which meets the intent of the PUD ordinance. <br />Lot Sizes/Setbacks <br />The applicant is proposing to subdivide the existing 117.5-acre site to create 177 residential <br />home sites.
