Resolution 2018-22 <br />Page 2 <br />d. Outlot G and K is proposed for future development and will retain its <br />current ownership. The outlot is unbuildable until a new plat has been <br />approved by the City. <br />6. The developer shall design and install a storm water re -use system for the irrigation of <br />the lots. <br />7. The landscaping planned for the plat shall be installed in one phase. The developer <br />shall take proper precautions to protect the trees as the homes are being built. <br />8. Staff will continue to work with the developer on the street lighting plan. Exact <br />locations of the street lights shall be reviewed and approved by City staff prior to <br />installation. The street lights shall be the Lantern style decorative light. <br />9. Final design of the entrance monument shall be reviewed and approved by staff prior <br />to installation. <br />10. Prior to the release of the final plat for recording, the developer shall comply with the <br />following conditions. <br />a. An HOA shall be established to own/operate/maintain the following: <br />i. landscaping within the outlots, <br />ii. landscaping along Oneka Parkway within the right-of-way, <br />iii. landscaping on proposed residential lots, <br />iv. all retaining walls, <br />v. and the water re -use system. <br />The HOA documents/covenants shall be reviewed and approved by staff. <br />b. The storm water re -use system shall be reviewed and approved by staff. <br />The storm water reuse system operation, encroachment, and maintenance <br />agreement shall be reviewed and approved by City staff. <br />c. An encroachment and maintenance agreements shall be reviewed and <br />approved by staff for access and maintenance of landscaping, signage, and <br />retaining wall with in Outlots A, B, C, D, E, F, G, and H, proposed to be <br />deeded to the City. <br />d. Landscape easement shall be placed over the residential lots where <br />proposed landscaping will occur. The HOA shall be required to maintain <br />the landscaping on the lots. <br />e. The developer shall comply with all conditions outlined in the City <br />Engineer's memos dated March 3, 2018 and July 27, 2018 <br />
