6/20/18 <br />City of Hugo Planning Commission: <br />JUa Z, 2016 <br />BY: Lbw <br />The purpose of this information is to clarify information in regard to the applied for <br />conditional use permit.; for 5725 148th St. N currently owned by Scott and Susan Kersten and operating <br />the business of Kersten's Auto Sales. <br />Chad and Ann Nelson are the owners of Automotive Reflections and have interest in purchasing the <br />above referenced property. Automotive Reflections is in the business of auto body repair. The <br />estimation process involves a quick 15 minute evaluation at which time the customer will leave with <br />their written estimate. Any vehicle that is towed to the premises will be brought back into the fenced <br />area for approximately 1-2 days until the insurance adjuster comes to inspect. Large transporters with <br />damaged vehicles will not be accessing this area. <br />Proposed business hours would be Monday -Friday 7:30 AM to 6 PM. There are 6 staff members who <br />work at Automotive Reflections. 3-4 parking spaces would be needed outside the fence. Any stored <br />vehicles will either be inside the building or secured within the fenced area. Customer parking will be on <br />the north side of the building with only 1-2 customers at any given time. <br />Business operations for Automotive Reflections will not include storage of miscellaneous items <br />outdoors. Overhead doors would remain open in good weather as they are now. The building does <br />have heat but does not have A/C except in the office area. Noise levels would be the very similar to <br />those now with the operation of Kersten's. There will be no vehicles for sale. <br />All parking for the surrounding businesses of SA, Key Auto and Premier Bank would remain as they are <br />and have been since the 2008 meeting. The area designated as deferred parking is on the property of <br />Key Auto. The building will have signage according to limits and/or restrictions assigned by the city. <br />Lighting appears appropriate for the site as does the fencing that has been in place (chain link) since <br />2008. The trash container is stored inside the building until pick up day which at that time it is wheeled <br />out. Gene's Disposal has no issues accessing the container from within the fenced area. <br />In regards to improvements/fixes, there may be some cosmetic improvements as necessitated but no <br />immediate plans at this time. There is no landscaping to be done or maintained. The asphalt was <br />repaired and resurfaced two years ago along with re -striping of the parking areas. <br />In conclusion, the prospective business of Automotive Reflections does not impose any changes to the <br />site plan already in place. Not in parking, operations or impact on the surrounding area. All items <br />remain the same other than that 1-2 customers may be at the business at any given time during hours of <br />operation. <br />Thank you for your consideration, <br />Scott and Susan Kersten <br />
