I S- b ao <br />The purpose of this information is to clarify neighborhood impact for the Conditional Use Permit <br />submitted for the property at 5725 148th St N. <br />Current use of the property brings 75-100 cars per week through the doors and into the shop. <br />As our company has grown, this is quite an increase from when we purchased the building. We <br />also have 6-10 auto parts deliveries that arrive each day into the shared drive space. <br />Automotive Reflections as an auto body repair company will only see 8-10 vehicles entering in a <br />weeks time. Due to the low volume, their employees will have the space to park within the <br />fenced area behind the building. In regards to delivery trucks using the common space, <br />Automotive reflections will have far less of this than Kerstens Auto Sales currently has. <br />Deliveries would be 1-2 per day. <br />On Mondays and Fridays Kersten's uses all available parking in preparation for transport to <br />various purchasers. This is in addition to vehicles stored in the deferred parking behind Key <br />Auto. With Automotive Reflections all the additional parking and storage space will not be <br />needed. This greatly decreased volume will have far less impact on the neighborhood both <br />visually and in regards to the traffic created by the movement of vehicles in and out of these <br />parking spaces. <br />Automotive Reflections will be able to utilize the neighboring businesses as does Kersten's so <br />they will have a value in supporting local business. <br />In summary, Automotive Reflections will have far less impact than Kersten's in regards to traffic, <br />Parking and outside storage. They should be a valuable asset to the local business community <br />and provide a service that is sought after by our Hugo residents. <br />
