Request for a sketch plan review for a development <br />called "The Preserve on Sunset Lake" consisting of 12 residential lots on <br />125 acres south of 125th Street and northwest of County Road 7. <br />DATE: June 13, 2018 for the Parks Commission meeting of June 20, 2018 <br />1. INTRODUCTION: <br />A sketch plan application has been received from Cheldon Frank. The applicant is <br />looking for informal comments from the Parks Commission prior to submitting a formal <br />application. A recommendation from the Parks Commission is not needed at this time. <br />2. DESCRIPTION OF REQUEST: <br />The applicant is requesting review and comments on a sketch plan for 12 residential lots <br />on 125 acres. The property is located southwest of Sunset Lake and consists of four <br />parcels and is zoned Rural Residential (RR). The property has existing wetlands, but is <br />primarily farm fields. Two existing home sites will be preserved. The properties to the <br />north, west and east are also zoned Rural Residential. Dellwood Ridge is located to the <br />west and Sunset Lake Ridge is located to the east. To the south are properties in the City <br />of Grant. They are zoned large lot agricultural and have similar character to that part of <br />Hugo. <br />The property is zoned Rural Residential (RR) which has a minimum lot size of 10 acres <br />and a maximum density requirement of 1 unit per 10 acres. In this zoning district smaller <br />lots are allowed with a Planned Unit Development (PUD) provided that the maximum <br />density stays at 1 unit per 10 acres. The applicant is requesting a PUD flexibility to allow <br />a minimum lot size of 5 acres with a maximum density of 1 unit per 10 acres which meets <br />the ordinance requirements. <br />-1- <br />Preserve on Sunset Lake <br />June 20, 2018 <br />
