THE PRESERVE ON SUNSET LAKE <br />CONCEPT NARRATIVE <br />Page 2 of 4 <br />C) PROPOSED SUBDIVISION DESCRIPTION: <br />Located next to Sunset Lake, the Wlaschin Family has decided to sell their land which Cheldon <br />Frank, a City of Hugo resident is the buyer and is moving forward to subdivide the 136 acre <br />property. <br />The project as proposed is an open space concept utilizing a 5 acre minimum lot size. The <br />overall density would remain as 10 acres, netting 12 lots for the subdivision. The open space <br />concept will allow us to preserve 30.8 acres of open space area, which 0.70 acres is proposed to <br />be donated to the City as an extension of their current park parcel that is owned on Sunset <br />Lake. The 30.8 acres of open space equates to roughly 25% of the total area of the parcel to be <br />subdivided and will offer trails for the residents for walking and horseback riding if desired. <br />The open space has been designed to preserve the high valued natural wetland resource, while <br />allowing homes to be built on the existing farm fields of which would remain relatively <br />untouched except for where the roadway needs to be constructed. <br />Prior to subdividing the parcel, we propose to split off a one acre parcel to be given to the <br />family member on the northern portion of the lot, which will except them out of the final <br />subdivision and association. The original homestead would also be subdivided from the overall <br />136 acres as a 10 acre parcel, leaving the remaining 125 acres to be used to create the <br />subdivision. This will also help to preserve the rural character of the project with the <br />preservation of the original homestead.
