April 12, 2018 <br />Page 4 <br />between Ethan Tr. N and Street 4 as well as in the cul de sac on Street 4. 5 foot wide concrete sidewalks will <br />be provided along every street. These walks, along with the trails, will provide a pedestrian friendly <br />neighborhood with access to the park and other trail systems built in the future by the city. <br />Landscaping will be per city ordinance for the most part. In return for PUD flexibility, additional plantings are <br />being provided along Oneka Parkway. A neighborhood entry monument will be constructed for the Villa <br />neighborhood. Capstone homes will be providing a detailed site plan for review and approval with final plat. <br />Street lights will provided in accordance with city standards in the general locations shown on the plans. <br />%A/FTI ANIIC- <br />The site contains approximately 25.0 acres of wetlands. A wetland delineation has been completed and <br />approved by the TEP. Of the 25.0 acres of wetlands only 0.92 acres (40,410 sq. ft.) are proposed to be <br />impacted with development. Most of the wetland impacts are generally due to public street extensions and <br />ponding. Impacted wetlands will be mitigated by purchasing off site banking credits from an approved <br />wetland bank. <br />The wetland replacement report and function assessment will be prepared by. Mr. Meeks and submitted to <br />the regulatory agencies for consideration. It is our desire to have the wetland replacement approval run <br />parallel with the preliminary plat development process through the city. Based on preliminary discussion <br />with regulator on wetland impacts, we feel very confident the minimum impacts proposed will be approved. <br />PARK DEDICATION: <br />Parkland dedication is proposed in lieu of Park Fees. The Park dedication would be 10 % of the net <br />developable land which results in 9.25 acres of land dedication.
