Agenda Number: 2 <br />CITY OF HUGO <br />PARKS COMMISSION REPORT <br />TO: City of Hugo Parks, Recreation and Open Space Commission <br />FROM: Shayla Denaway, Parks Planner <br />SUBJECT: CPDC — Pratt — Oakwood, LPP Preliminary Plat and PUD General Plan <br />for a residential development to be known as "Oneka Place" <br />DATE: May 9, 2018 for the Parks Commission meeting of May 16, 2018 <br />1. BACKGROUND: <br />At the meeting of November 15, 2017 the Parks Commission provided comments on a <br />sketch plan submitted by CPDC Pratt Oakwood for a residential development now known <br />as "Oneka Place". Discussion included the planned trail and greenway system and <br />dedication of park land. <br />CPDC Pratt Oakwood has recently applied for approval of "Oneka Place". This includes <br />dedication of land to satisfy park dedication requirements. <br />2. DESCRIPTION: <br />CPDC Pratt Oakwood is requesting approval of a Preliminary Plat and Planned Unit <br />Development (PUD) for a residential development. The property totals 117.5 acres and is <br />comprised of 3 parcels. The preliminary plat includes 177 single family residential lots <br />and 10 outlots to be known as "Oneka Place". <br />The PUD General Plan will be for all 117.5 acres of the property and is proposed to be <br />rezoned from Future Urban Service (FUS) to Planned Unit Development (PUD). The <br />property includes wetlands for a total buildable acreage of 90 acres. <br />The properties are generally located north of Oneka Parkway and 159th Street. The plan <br />shows 177 proposed residential lots, stormwater ponding areas, a passive park, sidewalk <br />and trail connections, and road connections. The applicant is proposing the project to be <br />built in four phases. The developer has indicated that an HOA will be established for the <br />-1- <br />Oneka Place <br />May 16, 2018 <br />
