Preliminary Plat and PUD General Plan for a residential <br />development to be known as “The Preserve on Sunset Lake” <br />DATE: October 3, 2018 for the Parks Commission meeting of October 17, 2018 <br />1.INTRODUCTION: <br />At the meeting of June 20, 2018 the Parks Commission provided comments on a sketch <br />plan submitted by Cheldon Frank for a residential development now known as “The <br />Preserve on Sunset Lake”. Discussion included trails and dedication of park land <br />adjacent to Sunset Lake. Frank has submitted an application and is requesting approval <br />for a Preliminary Plat and Planned Unit Development (PUD). <br />2.DESCRIPTION: <br />The Preliminary Plat and Planned Unit Development (PUD) includes 13 single family <br />residential lots and 3 outlots to be known as “The Preserve on Sunset Lake. The property <br />totals 136.7 acres of primarily existing farm land and is located southwest of Sunset <br />Lake. It is currently zoned Rural Residential (RR) with a minimum lot size of 10 acres. <br />In this this zoning district, smaller lots are allowed with a PUD provided that the <br />maximum density stays at 1 unit per 10 acres. <br />The applicant is requesting a PUD flexibility to allow a minimum lot size of 5 acres with <br />a maximum density of 1 unit per 10 acres which meets the ordinance requirements. The <br />applicant is proposing to dedicate park land adjacent to Sunset Lake. <br />3.PARKS COMMISSION DISCUSSION: <br />At their meeting of June 20, 2018, the Parks Commission reviewed the sketch plan and <br />provided informal comments.
