Resolution 2018-37 Page 2 a. Outlot B shall be deeded to the City. The 0.93 -acre park satisfies a portion of the park dedication requirement. b. The remaining required park dedication shall be cash in lieu of land in the amount of $28,704. c. A 10 -foot trail easement shall be provided on the south side of 125th Street North. The trail easement in recordable form shall be prepared and submitted for review and approval by the City. 6. PUD flexibility is permitted to allow: a. Allow lot sizes less than 10 acres. b. Allow lot widths less than 300 feet. 7. A complete set of revised plans addressing the conditions of approval shall be submitted for city approval. 8. The applicant must comply the conditions from Washington County Public Works letter dated October 18, 2018. 9. The following documents must be submitted reviewed and approved by the City Attorney, Upon City approval, the applicant shall file these documents at Washington County a. Declaration of Restrictive Covenants The Preserve on Sunset Lake. b. Trail Easement Document in Recordable form. c. Deed from the landowner to the City of Hugo for Outlot B. 10. Prior to issuance of building permits, the applicant must comply with the following conditions: a. Each permit must include written approval from development's Architectural Review Board for the proposed home showing compliance with the Architectural Design Guidelines. b. The applicant shall comply with all conditions from the City Engineer's memo dated October 18, 2018. c. Septic permits must be obtained from Washington County and a copy provided to the City. d. Well permits must be obtained and a copy provided to the City. e. The applicant must provide proof that the final plat and all associated documents have been filed at Washington County. f. The applicant shall obtain all necessary local, state, and federal permits.
