The <br />lighting plan does not meet the ordinance standards along the south property line. The number of <br />pole lights could be reduced to meet the ordinance standards. Staff will continue to work with the <br />applicant on meeting the lighting ordinance. <br />Fencing and Screening <br />Exterior storage is allowed provided the storage area is screened from public rights-of-way and <br />residentially zoned property by an intervening building, berm, solid -wall, wood fence, or <br />landscape plantings. The screening shall be to a minimum height of six feet or a height sufficient <br />to screen the outside storage. All exterior storage areas are required to be stored on pavement. <br />The applicant is proposing an exterior storage area for the manufacturing operations. The area is <br />located on the north and south sides of the manufacturing/warehousing building. The area to the <br />north would contain the raw wood materials. The area to the south will be the finished floor <br />panels and roof trusses. Some of the area will be screened by the existing wooded area along the <br />west property line. The applicant is proposing a combination of fencing and landscaping, <br />including a four foot berm, to screen the area from the surrounding properties. The exterior <br />storage is located approximately 300 feet from the residential properties to the north. The <br />applicant has done a good job of providing screening and significant buffer from the residential <br />properties. The applicant is proposing a chain link fence around the exterior storage. The fencing <br />details will be reviewed and approved by staff prior to installation. In Phase 2 and 3 the buildings <br />will also provide screening from the north and east property line. It's in staff's opinion that the <br />applicant has done a good job screening this area with a combination of the wooded area, <br />berm/landscaping, and location of the future buildings. <br />The applicant is proposing ground mechanical equipment for air conditioning in the office areas. <br />The ground equipment is proposed to be screened with landscaping. <br />The applicant is showing a two foot raised parapet wall from the roof line of the building. The <br />applicant has stated that no roof top mechanical equipment will be installed. Staff recommends <br />the applicant raise the parapet another two feet to screen any future roof top mechanical <br />equipment. All roof top mechanical equipment shall be adequately screened from view. <br />The applicant has shown an area for a small trash enclosure. Staff recommends that the trash <br />enclosure be integrated into the building or screened with materials consistent with the building <br />materials. The applicant has indicated that there will be large containers for wood scraps from <br />the production. Staff will continue to work with the applicant the location of these containers and <br />required screening. Staff recommends the containers be on the west side of the building. <br />Streets and Access <br />The site has access from Fenway Boulevard North. The applicant is proposing two entrances into <br />the site. Staff is comfortable with the access to the site. <br />The 2030 Comprehensive Plan shows 140th Street as a future road. The applicant has contributed <br />money to the City for their share for the future construction of the 140th Street. This was <br />
