Page 7 <br />Landscaping/ Signage <br />The applicant has provided a full landscape plan. According to Section 90-181 Landscaping, <br />each home site shall have two deciduous shade trees maintained in the front yard. The applicant <br />is proposing to have two trees in the front yard of all lots. The landscape plan shows boulevard <br />trees along the streets and landscape buffers along Oneka Parkway, where residential lots are <br />adjacent to the road. <br />The plan also shows a nicely landscaped area for a monument sign on Outlot H, and landscape <br />buffers within the development creating a good transition to the proposed single family homes. <br />The trees and landscaping proposed to be installed with the development is approximately 547 <br />trees, which is more than what the ordinance requires. All of the landscaping within the outlots <br />and along Oneka Parkway shall be maintained by the Home Owners Association. <br />In addition to exceeding the landscape ordinance standards, the applicant is proposing to preserve <br />some significant stands of trees that are currently on the property. It's in staffs opinion that the <br />applicant has done a good job with the landscape plan and the preservation of existing trees. Staff <br />is comfortable with the landscaping proposed for the development. <br />Lighting <br />The applicant has not provided a lighting plan. The applicant will be required to have a plan <br />proposing typical street lighting within the development that meets the ordinance standard. The <br />applicant shall install the Veron decorative lamp style light throughout the development, to be <br />consistent with the developments to the south. <br />Streets/Access <br />The applicant is proposing three access locations from Ethan Trail, Oneka Parkway, and Falcon <br />Avenue. The applicant has also provided access to properties to the west and north of the <br />development. Staff has been working with the applicant on a number of items regarding the <br />construction of Oneka Parkway. The design of the road is being discussed in regards to <br />eliminating the landscaped median as the road moves to the north. Staff is comfortable <br />discontinuing the median, but the applicant shall revise the plans to provide a raised concrete <br />median transition that eliminates the center median rather than the striped transition proposed. <br />The City has a 100 feet roadway easement to the north of the development, for the extension of <br />Oneka Parkway to 165th Street. The applicant shall revise the plans to shift Oneka Parkway to the <br />west to align with the roadway easement. The applicant shall also revise the plans to shift Street <br />1, that connects to the property to the west, south to avoid wetland impacts on the adjacent <br />parcel. <br />
