Page 11
Utilities
Water service is provided by connecting to the existing watermain located within Oneka
Parkway, Ethan Trail, and Falcon Avenue. 12" trunk watermain extends the entire length of
Oneka Parkway. Trunk watermain oversizing will be reimbursed by the City of Hugo.
Sanitary sewer service is provided from the southerly portion of the site by direct connection to
the existing systems within Oneka Parkway, Ethan Trail, and Falcon Avenue. The northern
extents of the proposed development are the limit of what can be served by gravity sanitary
sewer. As outlined in the comprehensive sanitary sewer system plan, a lift station will be
required directly to the north of Oneka Place for future development.
5. CONCLUSION:
Staff believes that the layout of the proposed Oneka Place PUD general plan exceeds the City's
standards for residential developments. The developer has offered a more creative and efficient
approach to the existing constraints of the property through the site design layout. It is in staff's
opinion that the applicant meets all the requirements necessary to approve the PUD and
preliminary plat.
6.
