The applicant is proposing to utilize a pretreatment pond and infiltration basin to conform with <br />stormwater management requirements. Treated stormwater is discharged to the conveyance way <br />to the north. <br />5. Required freeboard from groundwater, 100 -year high water levels, and emergency overflow <br />elevations with respect to the lowest floor elevation are met. <br />6. City staff is working with the applicant on maintenance agreement requirements for stormwater <br />features that will be their responsibility. Stormwater features will be required to have drainage <br />and utility easements. <br />Transportation/ROW <br />1. Access Locations: A single access from Highway 61 is proposed with the final site plan. This access <br />will require an access permit MnDOT before construction can begin in MNDOT right-of-way. The <br />applicant is including a TH 61 northbound right turn lane into the site that will require MNDOT <br />approval. <br />2. Right -of -Waw The site plan includes 39 -ft of right-of-way to be dedicated along the west edge of the <br />site in accordance with the Highway 61 corridor plan. <br />Sanitary Sewer Service <br />1. Sewer Improvements: Sanitary sewer service is extended from existing infrastructure located on the <br />east side of the property with a 6" service extended into the site. <br />Water Service <br />1. Watermain Improvements: Water service is available by connecting (wet tap) to the existing <br />watermain located along the east side of Highway 61. <br />We have provided the applicants engineer additional detailed written and redlined plan comments that <br />they are currently working to address. All engineering comments will need to be addressed prior to final <br />approval of plans. <br />Thank you for the opportunity to comment on this site plan.
