The Preserve on Sunset Lake- Sketch Plan <br />Page 3 <br />The applicant is proposing a minimum lot size of 5 acres with a lot width of 300 feet, except the <br />lot width would be reduced in the cul-de-sac. As the project moves forward the applicant would <br />need to request PUD flexibility to allow the following: <br />• a minimum lot size of 5 acres, and <br />• a reduced lot width minimum for the lots off of the cul-de-sac <br />The maximum density shall remain 1 unit per 10 acres to meet the ordinance requirements. <br />The applicant is proposing three outlots: <br />• Outlot A — Homeowner's association (HOA) owned and maintained open space. <br />• Outlot B — Dedicated to the City <br />• Outlot C — Lake access lot for Lot 4, Block 1 <br />Zoning Change <br />The applicant will be requesting a rezoning from RR to PUD. The applicant would need to <br />request a PUD to allow development flexibility for lot size and lot width. In exchange for this <br />flexibility, the city expects a higher level of design and amenities within a project. The applicant <br />has indicated that they will preserve open space and high quality wetlands, create walking trails <br />meandering the open space, and implement architectural standards for the single family homes. <br />Density <br />The proposed development would have an overall density of 1 units per 10.38 acres, but the final <br />calculation must be provided by the applicant with the preliminary plat. The City's <br />Comprehensive Plan allows up to 1 unit per 10 acres with a PUD in the RR zoning district. <br />Setbacks <br />Building pad sites have not been shown on the plans. The proposed setbacks shall comply with <br />the RR zoning district requirements: <br />Front: 40 feet <br />Side: 20 feet <br />Rear: 50 feet <br />Homeowners' Association <br />A homeowners' association (HOA) should be established in order to permanently manage and <br />maintain the open space proposed as Outlot A. The open space is proposed to be owned and <br />maintained by the HOA. At this time, the applicant has not shared with staff a detailed plan <br />outlining the structure of the HOA and how the open space would be maintained. The HOA <br />documents including bylaws, deed restrictions, covenants and proposed easements will be <br />reviewed at the time of preliminary plat. <br />
