The Preserve on Sunset Lake- Sketch Plan <br />Page 2 <br />3. CONTEXT: <br />A. Level of City Discretion in Decision -Making <br />The City's comments on a sketch plan are advisory only and non-binding. <br />B. Land Use and Zoning <br />The surrounding properties are outside of the MUSA and are zoned rural residential and consist <br />of single family homes on large lots. Sunset Lake is located northeast of the site. <br />C. Natural Characteristics of Site <br />The majority of the site consists of gently sloping uplands that has been previously farmed. The <br />site consists of one large high quality wetland on the east side, adjacent to Sunset Lake, and two <br />smaller wetlands located on the southeast corner and eastern edge of the site. A small portion of <br />the site is located on the eastern side of 125th Street with frontage along the southwest portion of <br />Sunset Lake. The site contains significant variation in elevation, with portions of the site <br />significantly higher than the water elevation of the lake. There are two existing single family <br />homes on the site that will remain. The single family home on the eastern side will be <br />incorporated into the development. <br />4. ANALYSIS: Consistency with Ordinance Standards <br />Process <br />The applicant is requesting sketch plan comments prior to a formal submittal. <br />The next steps for the applicant would be to submit a request for approval of the following <br />applications: <br />a. Rezoning from RR to PUD, <br />b. PUD general plan and <br />c. Preliminary plat. <br />Following the preliminary approvals would be applications for final plat of the first phase. <br />Sketch Plan <br />The applicant is proposing to subdivide the existing 135 -acre site to create 13 residential home <br />sites. The RR zoning district required a minimum lot size of 10 acres and a minimum lot width <br />of 300 feet. The maximum density on in the RR zoning district is 1 unit per 10 acres. In this <br />zoning district smaller lots are allowed with a Planned Unit Development (PUD) provided that <br />the maximum density stays at 1 unit per 10 acres. <br />
