Site Plan review for a 11,270 square foot auto repair <br />building located at 13891 Forest Boulevard North <br />DATE: June 20, 2018, for the Planning Commission Meeting on June 28, 2018 <br />COMPREHENSIVE PLAN: Commercial (COM) <br />ZONING: Neighborhood Service (NS) <br />REVIEW DEADLINE: July 28, 2018 <br />1. DESCRIPTION OF REQUEST: <br />TGK Automotive is requesting site plan approval of a 11,270 square foot auto repair building <br />located at 13891 Forest Boulevard North. The property is currently zoned Neighborhood Service <br />(NS) and is approximately 3 acres in size. Previously on the site contained a blighted restaurant <br />and hotel buildings formally known as the "End Zone" that was demolished. The applicant would <br />like to expand their business from an existing leased space at 5241 130th Street in Hugo. The <br />subject property is currently vacant and zoned Neighborhood Service (NS). In order for the use to <br />be located on the property it would need to be rezoned to General Business (C-2). <br />The City has received applications from two property owners to rezone five parcels from <br />Neighborhood Service (NS) to General Commercial (C-2). Premier Bank owns four parcels and <br />TGK Automotive has a contract on one parcel. The parcel under contract with TGK Automotive <br />is also requesting site plan approval for the auto repair business. The rezoning, if approved, <br />would allow for all permitted uses in the C-2 district. This request is not specific to the proposed <br />use. <br />
