Wetland impacts. <br />The use does not impact any wetlands. <br />12. All state and local permits shall be acquired for the conditional use. <br />The applicant will be responsible for obtaining all state and local permits. <br />13. Adequate screening and buffering from non -compatible uses and public rights-of-way. <br />The vehicle storage area will be adequately screened from adjacent residential uses and public <br />right-of-ways. The applicant has stated that he would install landscaping along the south property <br />line to further buffer from the residentially zoned property to the east. Alternatively the applicant <br />could install a privacy fence along the south side. <br />5. CONCLUSION/RECOMMENDATION: <br />Staff finds that the proposal meets the requirements necessary for the Planning Commission to <br />approve a conditional use permit. <br />Staff recommends approval of the conditional use permit for auto sales, auto body repair shop, <br />and outdoor vehicle storage at the property located at 15587 Boulevard North. <br />
