Schwieters Properties LLP, Sketch Plan <br />Page 4 <br />Street and Access <br />The sketch plan shows four proposed access points onto Fenway Boulevard in generally good <br />locations. The plan is also showing an access point to the unimproved 140th Street right-of-way. <br />140th Street would need to be constructed (with trunk watermain) to allow for this connection to <br />be made. Cost sharing for the proposed roadway would need to be further evaluated. <br />Parking <br />The sketch plan is showing parking for the two office building that meet the City code <br />requirements. The parking lot areas are in a good locations. The plan shows 138 parking spaces <br />for the manufacturing building, where 216 parking spaces are required (1 parking space per 500 <br />square feet). The applicant is not showing any parking for the warehouse/cold storage building, <br />where 30 spaces are required by ordinance. There seems to be plenty of area on the site to <br />accommodate additional parking. The code also allows for deferred parking to be built when <br />deemed necessary by the City. Staff will continue to work with the applicant on the number of <br />parking spaces. <br />Landscaping <br />The zoning code provides landscaping requirements for industrial development. The sketch plan <br />includes a general plan of tree location for the buffer to the residential properties and around the <br />parking lots. <br />The ordinance provides two ways of calculating the required amount of trees and shrubs. One <br />based on the square footage of the building and one based on the perimeter of the site, whichever <br />is greater. In this case staff used the square footage of the building. In order to meet the <br />landscape requirements, 92 overstory deciduous trees, 92 coniferous trees, 92 ornamental trees, <br />and 610 shrubs are required to be installed. <br />There is a large stand of trees on the western portion of the site that could be counted towards <br />meeting a portion of the landscaping requirements. The perimeter of all parking and loading <br />areas are required to be landscaped to meet the zoning code. <br />Park Dedication <br />Commercial and Industrial properties are except from park dedication fees. <br />Clearwater Creek Preserve is adjacent to this parcel on the west side. Staff has discussed with the <br />applicant possible improvements to this area to compliment the park, such as trails and access <br />points. <br />Drainage/Grading <br />The sketch plan shows stormwater ponds located in the northwest portion of the site. The <br />applicant will need to be continue to work with staff on complying with the stormwater <br />management requirements for the site. The site can potentially support water reuse for <br />
